Job Description: Manager – Projects (Civil)Location: Pune / GoaReporting to: General Manager – ProjectsNote: Ready to travel to various sites in IndiaJob Purpose:To plan, monitor and execute the planning and development of new projects, land procurement, legal issues related to land, government liaison for necessary permissionsKey AccountabilityStrategic• Planning and development of new projectsOperational• Ensure the integration of new initiatives into business operations while minimizing the risk of potential negative impact on existing operations by validating adjustments to existing processes, interfaces and exception handling as well as provisioning of sufficient training.• Ensure effective recruiting, on boarding, professional development, performance management, and retention• Adhere to company, legal, state, and local business requirements, enforcing compliance and taking action when necessary• Monitor performance with tracking and establish corrective measures as needed, and prepare detailed reports, both current and forecasting• Coordination with architects / structure designers, engineers, contractors and suppliers.• Project monitoring and execution• Land procurement through due diligence including record check, negotiations, documentation.• Resolving land related legal issues for existing lands and the one procured subsequently in coordination with the legal team.• Liaisoning with government offices for various permissions, construction related issues, approvals, completions etc.• Documentation of all activities, papers, maps, drawings, designs etc. for record purpose in hard and digital forms.• Demarcation and measurement of land as per 7/12 or property card, Layout and Planning of new buildings• Land conversion or zone change of land, Contour survey of land• Billing of construction materials, contractors, accessories, amenities and laborpayments etc.• Maintaining the records of all building plans, NOC’s and other important documents.Financial and Budget• Aggressively manage capital investment and expenses to ensure the university achieves targets relative to growth and profitabilityCollaborations• Preparation and submission of required project documents to the Bank/Legal Advisor/LIE in coordination with the Accounts and Finance Dept. for sanction of project loan and release of payments.• Purchase of land: in coordination with the administrative dept. P&D dept. supports forthe survey of land and clearance of other technical matters.• Making of 7/12 or property card: in coordination with the administrative dept.P&D dept. supports for obtaining the 7/12 or property card with records of mutationentries.• Legal matters related to the land or buildings: in coordination with theAdministrative and Legal dept.
