Position: Project ManagerLocation: San Jose del Cabo, BCS, MexicoType: Full Time (On-site & Office Based)About Rockwater HomesRockwater Homes is an owner’s representative firm specialising in the design and delivery of ultra-luxury residences and hospitality projects across Baja California Sur. We work with world-class architects, interior designers, and contractors to create legacy-quality residences.ROLE OVERVIEWRockwater Homes is seeking an experienced Project Manager to lead construction projects in luxury gated communities. The Project Manager will report directly to Rockwater Homes Managing Director. Projects are located in premium gated developments between Los Cabos, San Jose del Cabo and the East Cape. The ideal candidate will have a proven track record in successfully delivering luxury homes, in particular managing the procurement & construction phases, ensuring exceptional quality and timely completion. Responsibilities include: KEY RESPONSIBILITIESDocument Control & Systems:Owners Representative Services: Represent Rockwater in the market, upholding our company principles & standardsBe the point of contact for the clients, prioritising regular communications & proactive responsesOversee the entire construction process for high-end residential projects, ensuring adherence to project timelines, budgets, and quality standardsProduce & manage the project development schedule with key milestones Identify potential risks & challenges, develop strategies for mitigating, establish contingency plans and manage risk register throughout the projectDesign, Procurement & Permitting:Coordinate with Rockwater Design Management team to review the design at key milestones & provide feedback & technical knowledgeSupport the Cost & Procurement team, including sourcing and evaluating contractors and suppliers, negotiating contracts, and ensuring best value and qualityLiaise with the Managing Director in the production of Contract DocumentsManage the DRO to facilitate the municipal permitting process Construction Supervision:Lead and motivate construction teams, including GC’s & subcontractors and site personnel, fostering a collaborative and efficient work environmentManage all projects in Procore Ensure the contract is administered throughout the project Monitor and supervise all construction activities, including site preparation, structure & envelope, mechanical systems, finishes, and landscaping, ensuring compliance with project specifications Ensure Health & Safety protocols are maintained at international standards at all timesImplement and maintain a rigorous quality control program to ensure the highest standards of craftsmanship and finishes throughout the construction processReview and approve unit prices and change ordersReview and approval of estimations for progress payments General administrative assistance Ensure cost Reporting and tracking, working closely with the Rockwater Cost Management TeamProduce regular construction reports Manage project punch list & defect management Final Account Agreement & Close OutStakeholder Communication:Maintain effective communication channels with clients, architects, designers, subcontractors, and other project stakeholders, providing regular updates on project progress, milestones, and any changes or issues that may ariseProvide regular updates to the Managing Director & the Homes team on the progress of the project Candidate:The ideal candidate will be living in Los Cabos, B.C.S Mexico and have a minimum 5 years’ experience in the Luxury Homes or Hotel market. The ideal candidate will have a proven track record in successfully taking luxury homes in Baja from the design phase through to construction, ensuring exceptional quality and timely completion. Client-facing experience in luxury gated communities such as Chileno Bay, Costa Palmas, Palmilla, etc, is essential, and Construction Management experience is a bonus. The candidate must be responsible and proactive and be able to work autonomously to see tasks through to their full conclusion. The candidate must be proficient in Microsoft Excel, Autocad & Microsoft Office. Experience with Procore and Microsoft Projects is required. The candidate must be capable of producing high-quality work to be presented to Clients without any errors. Excellent communication skills in English & Spanish is a must. We are looking for someone who can grow with the company, expand projects within the developments they are working within and take on a senior role in the future.
