ResponsibilitiesThe Building Manager will oversee all aspects of daily management and ensure first-class service delivery, including cleaning, security, reception, postal services, service desk, IT services, telephone, and administration. This role also supports the Facilities Manager and Surveyors as needed. This individual will manage operational activities aligned with health, safety, environmental standards, budget constraints, and client/occupier requirements, meeting service criteria and KPIs. Responsibilities include, but are not limited to: Managing the property cost-effectively. Assisting with procurement of Hard and Soft Facilities Management services, providing recommendations to the Property Management Team. The Building Manager will lead all FM contract procurement and management. Managing FM contracts and reporting regularly to the “OpCo”. Setting and monitoring SLAs and KPIs to ensure legal compliance and industry standards. Approving and coordinating maintenance works, including sign-off of completed tasks. Utilizing smart building data and IWMS software (Planon) to plan FM activities efficiently, ensuring stakeholder familiarity with systems. Ensuring adequate staffing and emergency/out-of-hours coverage. QualificationsMinimum requirements include: Experience managing property. Experience liaising with clients, tenants, consultants, and authorities. Knowledge of current Health & Safety legislation. Understanding of buildings, maintenance, and services. IOSH certification. Similar experience within a competitor firm. Basic understanding of commercial leases and service charges. Strong communication skills (verbal and written). Proficiency in Excel, Word, Outlook. Ability to work independently and in teams. Excellent organizational and administrative skills. Proven staff/contractor management experience. Initiative and responsibility-taking ability.
