Job Summary: We are seeking an experienced Commercial Property Manager to oversee the operations, maintenance, and tenant relations for a lab facility in Worcester, MA. The ideal candidate will ensure the facilities operate efficiently, meets the specialized needs of biotech tenants, and maintains a high standard of safety, compliance, and tenant satisfaction. Property Operations : Manage daily operations, including maintenance, landscaping, security, and janitorial services. Coordinate with vendors and contractors to ensure timely and cost-effective service delivery. Tenant Relations : Serve as the primary point of contact for tenants. Address tenant needs, resolve issues promptly, and foster strong relationships to ensure high tenant retention. Facility Maintenance : Work closely with the Maintenance Manager and vendors to provide preventative maintenance and repairs for HVAC, electrical, plumbing, and specialized lab systems. Ensure facilities meet biotech industry standards. Compliance & Safety : Ensure compliance with local, state, and federal regulations, including OSHA, EPA, and biotech-specific standards. Maintain safety protocols and emergency preparedness plans. Budget Management : Develop and manage annual operating budgets. Monitor expenses, negotiate vendor contracts, and optimize operational costs while maintaining quality.Approve regular invoices based on work completed and support internal accounting teams on billing and payments. Leasing Support : Collaborate with leasing teams to attract and retain biotech tenants. Provide input on lease terms and ensure spaces meet tenant specifications. Reporting : Prepare regular reports on property performance, tenant satisfaction, and financial metrics for ownership and stakeholders. Qualifications Experience : Minimum of 5 years of property management experience, preferably with commercial or biotech/lab properties. Education : Bachelor’s degree in real estate, business administration, facilities management, or a related field. Relevant certifications (e.g., CPM, RPA, or FMA) are a plus. Technical Knowledge : Familiarity with biotech facility requirements, including lab infrastructure, environmental controls, and regulatory compliance. Skills : Strong organizational and problem-solving skills. Excellent communication and interpersonal abilities for tenant and vendor interactions. Proficiency in Microsoft Office Suite and property management tools Financial acumen for budgeting and expense management. Other : Ability to work on-site in Worcester, MA, with occasional after-hours availability for emergencies. Full-time position based in Worcester, MA.
