Project SurveyorCandidates should take the time to read all the elements of this job advert carefully Please make your application promptly.Location: Oldham (hybrid)Salary: 38,724.19 per Annum.Job Type: PermanentOther requirements: Must hold a current valid driving license and have a car available for work at all times.Working within multi-disciplinary teams to provide effective and high-quality asset services that ensure FCHO properties are maintained in a good state of repair, so that value for money, efficiency, high quality and compliance with legislation is achieved.To identify trends in planned and reactive maintenance activities, highlighting common themes to inform decisions on the most effective means of repair or replacement which will be developed into planned, cyclical, maintenance and disrepair activities. To monitor the activity of all contractors working for or on behalf of FCHO including Property Care to ensure they adhere to the organisations service standards, consistently providing and aiming to achieve high levels of customer satisfaction.Each Project Surveyor will be allocated a portfolio which they will lead for FCHO, depending on their experience and skill set. These are intended to be:DisrepairStock Condition SurveysCommercial PremisesEnergy Performance and Environmental sustainabilityAsset Performance InformationAdaptationsYou will continuously work towards FCHOs vision, demonstrating and role modelling its values and behaviours whilst promoting positive working practices and policies associated with Equality, Diversity & Inclusion, Health & Safety, Wellbeing and Safeguarding.So what will you be doing?In this role your responsibilities will be:Establish the programmes required to deliver effective asset management through investment and repairs and maintenance projects to agreed standards and comply with legislation and statutory obligations ensuring a high level of customer satisfaction.Prepare project proposals, including option appraisals, feasibility studies, planned maintenance reports and specific defect reports including site inspections and surveys.Assist with financial planning, budget setting and budget monitoring throughout the programme of works.Survey, report and specify works required for each project including resident communication.Prepare & monitor statistical information relating to performance ensuring key performance targets are met.Liaise and chair meetings with customers and stakeholders.Ensure that all complaints and requests for service are actioned and provide a customer focused service to ensure that all the customers concerns have been identified and resolved.Monitor completed works and variations.Liaising with stakeholders on all matters relating to the maintenance of the asset programme.Assist in the preparation of work specifications, bills of quantities, drawings and all other contract and tender documents for contractors and consultants.Assist with the development and maintenance of computer based and manual office systems and records.Attend, present at and report back from tenants/resident group meetings, boards and committees.Maintain record to support service improvements and future regulatory inspections.Ensure that the companys Financial Regulations, Procurement Procedure and other relevant process and contractual obligations are correctly applied.Contribute to the upkeep of the Asset/Property & Land Management databases, and implement a comprehensive data collection programme of key building components, their condition and optimum replacement cycle.Improve the cost effectiveness of our planned maintenance by evaluating components using whole life cycle costing principles. Ensure impacts are monitored and acted upon with regard to improving the responsive, batched and cyclic repairs services.Ensure appropriate quality assurance systems are implemented to maintain robustness of data.
