Our client, an international real estate consultancy with a market-leading presence in the UK and beyond, is seeking an accomplished Associate Director to join their Central London Office Management team. This role will take a leading position in their Design for Management offering – a key strategic function that ensures operational excellence is embedded into commercial developments from the earliest stages.This is a unique opportunity for a property management professional with strong experience in multi-let office buildings to work at the forefront of development consultancy, mobilisation, and operational input across prime Central London assets.The RoleThe successful candidate will lead on all aspects of Design for Management, providing expert guidance to clients, developers, and internal teams on how to design and deliver office assets that are operationally efficient, cost-effective, and occupier-focused.Sitting within the wider Office Property Management team, the role bridges the gap between design, delivery, and management, ensuring that best practice is followed through concept, construction, mobilisation, and handover phases.Key ResponsibilitiesDesign Advisory:Represent the property management function during early-stage design and development discussions, influencing building design to support long-term management efficiency and sustainability.Client Representation:Work directly with developers, institutional investors, and project teams to ensure operational needs are integrated into design and construction decisions.Mobilisation & Transition:Oversee mobilisation strategies for new and refurbished multi-let office assets, including service partner procurement, service charge development, O&M reviews, and readiness for occupation.Operational Expertise:Bring deep knowledge of multi-let office building management to inform strategic planning, including plant and MEP layouts, core design, access strategies, waste management, and sustainability integration.Collaboration & Reporting:Liaise with internal departments including building consultancy, facilities management, ESG, and legal, to ensure consistent delivery.Act as a key point of contact for design for management projects, providing regular updates and reports to internal and external stakeholders.Thought Leadership:Champion best practice in design for management, contributing to internal knowledge sharing and representing the business at industry events or working groups.Candidate ProfileChartered Surveyor (MRICS or equivalent), with a background in property management surveying.Extensive experience managing and advising on multi-let commercial offices, ideally in the Central London market.Proven involvement in design for management, operational consultancy, or development/mobilisation projects.Strong understanding of building services (MEP), base build vs CAT A/B considerations, and service charge structuring.Confident client communicator with excellent organisational and leadership skills.Experience working in or with major real estate consultancies or property owners/developers preferred.Passionate about innovation in operational real estate and sustainability.The OpportunityThis is an exciting opportunity to join a highly regarded team at a senior level, helping to shape how major commercial assets are designed and managed for long-term performance.
