Layout Designer – Residential Projects - Hybrid WorkingAbout the RoleWe are working with a respected and growing UK consultancy known for delivering high-quality design solutions for the housebuilding sector. The Layout team specialises in the preparation of residential masterplans and site layouts that are commercially viable, policy compliant, and deliverable. Their work supports land promoters, developers, and housebuilders across a wide range of projects, from small site optimisations to large strategic land developments.Due to expansion, they are seeking a talented Layout Designer with a strong understanding of the housebuilding industry, and experience working closely with developers and planning consultants. This is an ideal opportunity for someone who thrives in a fast-paced, commercially driven environment and is keen to shape successful planning applications through practical, well-resolved design.Key ResponsibilitiesDesign residential layouts that respond to technical constraints, local policy, and the commercial goals of developers.Prepare layout plans and masterplans to support outline, detailed, and reserved matters planning applications.Translate client briefs into efficient and attractive site designs that meet density targets, parking standards, and local authority requirements.Collaborate with planning consultants, engineers, landscape architects and client teams to ensure deliverable and buildable solutions.Adapt existing layouts to respond to technical input (e.g. highways, drainage, or topography).Produce presentation materials including plans, diagrams, and supporting visuals.About YouA minimum of 2 years’ experience in residential layout design, either in a consultancy, developer, or housebuilder environment.A strong grasp of UK housing design standards and local authority planning policies.Excellent CAD skills (Vectorworks or AutoCAD preferred) and familiarity with Adobe Creative Suite.An understanding of how to balance placemaking principles with commercial deliverability.Experience working on planning submissions and adapting layouts based on technical feedback.A proactive, solutions-focused mindset with strong attention to detail.A portfolio of built or approved residential schemes (desirable but not essential).Why Join?The business is a collaborative, down-to-earth team that values practical design and commercial awareness.
