Commercial Property SurveyorReading £46,755 to £57,422 Beach Baker are delighted to be recruiting for the University of Reading, who are seeking a new commercial property surveyor.The Property Team plays a pivotal role in managing the University's multi-million-pound investment property portfolio. The income and capital generated from this portfolio are reinvested directly into the University's core academic and research missions-fuelling innovation, discovery, and excellence.As Commercial Surveyor, you'll be at the heart of this mission. Working closely with the Property Director and colleagues across Estates and the wider University, you'll help shape and deliver tailored asset management plans for each property. Your work will directly accelerate income generation and capital growth through strategic lettings, lease events, and funded development projects.This is a hands-on role that blends strategic oversight with operational delivery. You'll manage relationships with external contractors while also taking a direct approach when needed, so experience in Landlord and Tenant negotiations is essential.As a team, they work in close partnership with a wide network of external consultants across agency, property and facilities management, project delivery, and maintenance, as well as our in-house legal and estates teams.Key ResponsibilitiesAsset & Portfolio ManagementLead on marketing, negotiating, and letting commercial spaceManage lease events including renewals and rent reviewsDraft and negotiate Heads of Terms and liaise with legal teams to formalise agreementsMaintain and update the property terrier and internal systemsSupport annual asset valuations and business rates reviewsOversee service charge management with external consultantsConduct financial appraisals to assess project viabilityDeliver day-to-day commercial property managementStrategic PlanningSupport the development and implementation of the University's investment strategyForecast income and expenditure, ensuring alignment with budget allocationsIdentify opportunities to enhance revenue through asset sales, lease restructuring, and new lettingsSpot potential for capital reinvestment and long-term value creationStakeholder EngagementCollaborate with internal departments (e.g. Schools, Legal, Finance, Estates, Procurement, DTS, Press Office) to align property initiatives with University strategyAct as the key liaison for external consultants and contractorsWork with Procurement and Legal to manage and renew contractor frameworksBuild and maintain strong tenant relationshipsAbout you:RICS qualified Chartered SurveyorA thorough understanding of Landlord & Tenant law, leases about business tenancies.Knowledge of the investment as well as occupier market.If you have strong property management experience and are looking for that next step into Asset Management, we want to hear from you.
