Here at Peacocks we have a fantastic opportunity for an Estate Surveyor to join our Property department at Peacocks.With a growing portfolio of over 700 trading stores and a forward-thinking strategy for continued expansion, this role provides critical support to the Property team. You will be responsible for negotiating lease terms and rent reviews, ensuring lease obligations are fulfilled, and collaborating with Senior Management and Directors to align property decisions with wider business objectives.This is a fast-paced, hands-on role within a strategic Property team. You’ll gain valuable experience across a broad range of property management activities, contributing directly to the success and growth of the business.Key Responsibilities:Undertake the property management of a portfolio of shopsMonitor lease key dates and undertake rent reviews and lease renewals in a timely mannerNegotiate consents and permissions from 3rd parties (Landlords etc)Ensure any disputes between Landlords and Tenants are resolved promptly with the minimum disruption and cost to the businessLiaise with other departments to resolve operational issues quickly and efficiently with the minimum disruption and cost to the businessEnsure landlord lease obligations are met, particularly in relation to repairs.To take responsibility for the management of non-operational premises, including vacant properties, void spaces and commercial and residential sub-tenantsTo be able to make and implement own decisions, balancing risks against benefits for the Company’s long term financial objectivesChallenging and monitoring service charge statements and demandsTo take responsibility for securing refunds or overpayments from third partiesTo understand the commercial objectives of the company and to have a flexible approach to the working hours and a willingness to travel the UKChecking invoices from Landlords to ensure accuracy, challenging where appropriate.Develop, manage & upkeep of the property databaseTo provide the business with a point of reference for property matters.Reporting to the Head of Estates and deputising when required.All other matters associated with the efficient property management of a portfolio of retail shops/buildings/leases.Ideal Candidate:Will have a proven track record in a similar roleGood negotiation skillsGood knowledge of commercial leasesHighly commercial with a strong desire to exceed expectationsOpen to change and able to quickly adapt within a fast-paced retail businessAbility to manage a diverse portfolio of businessesPrevious experience in a retail environmentEnjoys a hands on role
