Now, we’re looking for a passionate and driven individual to join our team and help us make an even bigger impact.Role OverviewThe Contracts Manager plays a key role in delivering planned improvement programmes for preventative and cyclical maintenance, ensuring projects are completed safely, on time, and within budget.You'll lead on investment projects from procurement through to completion, overseeing tenders, inspections, and financial settlements, while ensuring all work aligns with CDM regulations. The role also involves leading and supporting project teams, reviewing risk assessments and method statements, and ensuring compliance with required safety and quality standards.With experience managing complex construction projects, ideally within social housing, and strong technical knowledge, you will ensure high-quality delivery, value for money, and a strong focus on resident safety.Key ResponsibilitiesDeliver planned improvement programmes for preventative and cyclical maintenance, ensuring they are completed on time and within budgetManage fire remediation and decarbonisation projects from start to finishEnsure quality of service, value for money, and customer service standards are met by both staff and contractorsConsult with residents at key stages and resolve any issues post-projectManage external contractors, suppliers, and residents to find innovative ways to improve servicesOversee team resources, contractors, and consultants to ensure projects are completed on time, to budget, and meet quality standardsEnsure policies and processes are aligned with the needs of diverse resident groups and comply with building and health and safety regulationsI nspect work to confirm compliance with regulations and quality standardsReview risk assessments and method statements to ensure compliance with CDM regulationsReconcile and settle final accounts, agree interim valuations, and handle contractual disputes and variationsAnalyse financial information and manage budgets effectivelySupervise inspections and liaise with consultants to ensure procedures are followedWork with Repairs and Development teams to resolve latent defects in newer buildingsResolve queries and complaints quickly to ensure a first-class serviceCarry out tendering processes in line with financial regulations, including electronic procurementKeep customers informed by clearly communicating complex project detailsSeek and use feedback to improve processes and the customer experienceTake responsibility for your own development and continuously improve your skills and knowledgeTravel to project sites and carry out any other reasonable tasks to ensure excellent service deliveryMore About YouDiploma or degree in Building Surveying, Construction Management, or a closely related technical discipline (e.g. HNC/HND equivalent)Over 7 years’ experience in contract administration and management, utilising different forms of contract such as NEC/JCTStrong understanding and practical application of Building Regulations, British Standards, Health and Safety legislation, CDM Regulations and risk management processesExperienced in producing specifications, tenders, and full contract documentation to support project delivery in compliance with legal and regulatory frameworksSkilled in interpreting technical documentation such as engineering drawings, method statements, and risk assessmentsCapable of undertaking building condition surveys and inspections across a range of property typesFinancially astute, with experience in budget management, cost control, contract negotiation, account reconciliation and dispute resolutionCommitted to stakeholder engagement and customer focused project delivery.
