Advert Close date: 31st December 2025Residential Property Manager - Fixed term contract until November 2026Purpose of RoleAs a Residential Property Manager, you will expertly manage a portfolio of high-end residential properties in Central London. Your focus will be on delivering exceptional living experiences for tenants while maintaining operational efficiency and upholding the highest standards in property management.Context of Opportunity / Main AccountabilitiesManage a diverse mix of tenancy types, including Assured Shorthold Tenancies (ASTs), contractual, regulated, and handbook-governed tenanciesWelcome tenants and build positive relationships from the start of their tenancyOversee both reactive and proactive maintenance, ensuring timely and cost-effective solutionsHandle complaints and resolve issues efficientlyEnsure compliance with health and safety requirements (EPC, EICR, PAT testing, gas safety, etc.)Manage works: obtain quotes, liaise with contractors, sign off completed jobsPrepare void units for marketing and re-letting, conduct weekly inspections during vacant periodsArrange access for inspections and works, maintain accurate recordsCollaborate with the credit control team to ensure prompt rent payments and manage arrearsHandle end-of-tenancy matters, including eviction notices and deposit negotiationsProcess invoices and challenge quotes where necessaryManage utility recharging and work closely with utilities consultantsLead small-scale property projects to maximise yield and collaborate on larger initiativesWork closely with block management and facilities teams to keep tenants informed and maintain shared amenitiesAct as the main point of contact for all tenant enquiriesOccasionally take out-of-hours emergency calls and attend meetings as requiredCollaborate internally across the division and maintain effective file managementMost Important Skills-Based RequirementsSolid experience in residential property management, with at least 2 years managing a property portfolioExcellent communication and client relationship skills, with the ability to build trust and rapportStrong commercial awareness and understanding of the business side of property managementFamiliarity with tenancy agreements, maintenance, and tenant relationsExperience with property management software (beneficial)ARLA qualification (advantageous but not mandatory)Ability to manage various tenancy types and stay informed about industry trendsProactive approach to maintenance management and service deliveryStrong organisational skills and attention to detailWe welcome applications from all backgrounds and are committed to creating an inclusive environment for everyone.
