Block Property Manager Want to apply Read all the information about this position below, then hit the apply button.An established and respected property development and management group is seeking an experienced Property Manager to join their in-house estate management team, based at their Head Office in EssexThe organisation manages a diverse portfolio of residential and mixed-use developments, ranging from high rise schemes to high end properties, and is known for delivering high-quality management services across London and the Home Counties.The RoleReporting to a Senior Property Manager, you will work alongside an Assistant Property Manager, Property Administrator, and Service Charge Accounts team to ensure the smooth running of a portfolio of mixed-use developments.This is a full-time, office-based position. Working hours are:MondayThursday: 9:00am5:30pmFriday: 9:00am5:00pmYou will act as a key contact for residents, contractors, and stakeholders, overseeing day-to-day management while contributing to longer-term planning and the mobilisation of new schemes approaching completion.Key ResponsibilitiesOversee day-to-day management and maintenance of residential leasehold properties.Conduct regular site inspections and produce detailed reports.Organise and attend monthly resident surgeries, maintaining strong resident relationships.Lead on Section 20 consultations and major works projects, liaising with surveyors and consultants.Manage contractors, ensuring quality of service and adherence to contractual requirements.Draft and issue communications such as newsletters, updates, and circulars.Work with the Senior Property Manager and Accounts team on budget preparation, reconciliation, and monitoring.Review and approve invoices in line with budgets and procurement procedures.Respond to leaseholder queries and complaints, ensuring timely and effective resolution.Review LPE1 packs and solicitor enquiries.Attend procurement meetings, ensuring contractor compliance and KPI performance.Maintain internal tracking systems to ensure compliance and accurate reporting.Manage capital expenditure projects as required.Support the wider property management team as needed.The PersonYou will be a proactive and knowledgeable leasehold property management professional with experience managing residential or mixed use developments.
