Youll steer cost planning, influence land decisions, champion value engineering, and make sure every pound is working as hard as you do.Youll also be the commercial link ensuring Health & Safety information flows smoothlykeeping sites efficient, compliant, and on track.Primary ResponsibilitiesCommercial LeadershipTake full commercial ownership of multiple developmentsCalculate prime costs across labour, materials, remediation, and site opsManage and reconcile infrastructure budgetsDeliver detailed cost budgets to Site ManagersDrive value engineering initiatives to optimise profit and efficiencyMaintain and price Bills of QuantitiesPrepare Site Budgets for sign-offOversee adoption of public worksHousing Association & Contract SupportAssist in finalising HA contractsHandle valuations and attend on-site progress meetingsManage closed contract provisions and ordersCustomer Service CollaborationProvide commercial support on defectsRecover costs where applicable under contract agreementsManage subcontract pricing for customer upgrade optionsLand Appraisal & EstimatingReview new land opportunities and assess site constraintsPrepare estimates for all prime costsUse COINS to produce thorough feasibility studiesCost Monitoring & ReportingApportion prime costs by plot and produce profit analysisTrack subcontractor cost movementsProcure subcontractors and manage payments, variations & final accountsUndertake monthly valuations and work-in-progress assessmentsReport savings and overspends to DirectorsForecast final accounts with accuracy and confidenceGeneral ResponsibilitiesMaintain strong knowledge of Building Regulations, NHBC standards, HSE requirementsReconcile shared costs across business unitsAttend all relevant pre-start, concept, and project meetingsKeep databases and systems up to date (COINS preferred)Visit sites regularly to support efficient project deliveryWhat Youll BringSolid QS experience in the housebuilding sectorStrong understanding of NHBC, Building Regulations & HSEIndustry-related qualificationExcellent negotiation and management skillsGood contract law knowledgeIT literate (COINS experience a plus)CIOB or RICS membership preferredWhat Our Client OffersOur client provides a warm, supportive culture with a packed benefits offeringincluding healthcare, life insurance, retail discounts, car allowance, pension contributions, bonus, and flexible benefits to tailor your package.
