Pre-Construction Quantity Surveyor Location: Warrington, Cheshire Salary: 45,000 65,000 + car allowance + pension + holiday entitlement Sectors: Commercial, Education, Residential & Mixed-Use Developments Employment Type: Permanent, Full Time, office based The Role An established, medium-sized construction company based in Warrington is seeking an experienced Pre-Construction Quantity Surveyor to join its establsihed yet growing commercial team. This is a client-facing role focused on two-stage tenders , early cost planning, and design team collaboration across a diverse project portfolio. The successful Quantity Surveyor will play a key role from early planning stages through to agreeing final costs and transitioning projects into live construction. Key Responsibilities Managing pre-construction cost control for commercial, education, residential, and mixed-use developments Leading and contributing to two-stage tender processes Preparing detailed cost plans, budgets, and feasibility estimates Providing commercial input at planning and pre-planning stages Liaising closely with architects, consultants, engineers, and design teams Attending and leading client meetings , presenting cost information clearly and professionally Negotiating and agreeing final project costs prior to construction start Supporting the handover of projects from pre-construction into live delivery Ensuring value engineering opportunities are identified and implemented Maintaining accurate records, reports, and commercial documentation About You Proven experience as a Quantity Surveyor within pre-construction Strong background in 2-stage tenders Experience working on commercial, education, residential or mixed-use projects Excellent communication skills with confidence dealing directly with clients Strong understanding of cost planning, procurement strategies, and risk management Ability to work collaboratively with internal teams and external consultants Commercially astute, organised, and proactive Whats On Offer Competitive salary 45,000 65,000 depending on experience Car allowance Pension scheme Generous holiday entitlement Long-term career progression within a stable and growing construction business Exposure to high-quality, varied construction projects How to Apply To apply for this Pre-Construction Quantity Surveyor job please contact: Alexandra Smith Phone: 07980 006 436 All applications will be treated in strict confidence.
