60 Guilders, LLC ("60G") is a New York City-based real estate investment and management firm founded in 2013 by Kevin Chisholm. The firm specializes in identifying, acquiring, and repositioning value-add office and multifamily properties through a combination of rigorous fundamental research and an entrepreneurial investment approach. Partnering with institutional capital, 60G is fully vertically integrated across seven key business lines: Acquisitions, Asset Management, Property Management, Construction Management, Design & Marketing, Leasing & Sales, and Finance & Accounting.We are looking for a highly skilled and experienced On-Site Assistant Community Manager to join our dynamic team. They will be responsible for supporting development and operation activities at 60G for a multi-family residential property with possible office and/or retail space, alongside the Community Manager and Vice President of Property Management. You will work closely with our development, operations and construction teams, assisting in day-to-day operations, special projects and the coordination and implementation of capital improvement projects when needed.The successful individual will have a strong desire to create extraordinary experiences in offices, home and community while exceeding customer and resident satisfaction.Responsibilities include, but not limited toSchedule and conduct property showings, ensuring potential tenants have a positive experienceManage application and screening process for prospective tenants, including credit and background checksTrack the entire lease lifecycle, from initial negotiations to lease renewal or terminationEnsure new lease documents, renewals and transfers are completed accurately, signed, and filed in compliance with legal and company standardsCoordinate tenant move-ins and move-outs, ensuring smooth transitions and minimal vacancy periodsReport leasing activity summaries to Leasing ManagerTrack upcoming lease expirations and develop strategies to ensure high renewal ratesAnalyze market conditions and track availability in comparable buildingsDevelop and execute targeted marketing strategies to attract new tenants, including digital campaigns, local advertising, and outreach eventsAssist in creating and maintain attractive, up-to-date property listings across various online platforms and social media channelsAnalyze market conditions and track availability in comparable buildingsAssist in organizing and hosting open houses or leasing events to generate interest in available unitsAssist in managing onsite staff of maintenance professionalsAssist in the overall financial and operational performance of the propertyEstablish and maintain positive customer service relationships with all constituents, residents, vendors, etc.Assist in achieving the highest possible net operating income through the implementation of effective cost control and revenue improvement programsAssist in monitoring project budgets by tracking expenses, reviewing invoices and assigning POsAssist in analyzing and evaluate monthly and/or quarterly financial statementsWrite clear and concise reports to support the teamCollaborate with internal teams and external stakeholders to facilitate effective communicationCommunicate effectively with construction team and asset management regarding property business plan and objectivesCoordinate projects with team members in leasing, accounting, maintenance, and constructionAssist in unit inspections and scheduling unit make ready for leasingEnsure all customer work orders and concerns are handled promptly and appropriatelyAssist in the implementation of resident retention programs, when applicableEnforce terms of rental agreements and work with accounting for collections for overdue accounts, when neededBe familiar and assist in processing DHCR items (payments and yearly registration)Be familiar with tenant landlord legal process, property law, rent demands and eviction processAppear in legal hearing in the absence of the community managerProcess rents, send rent statements and follow up with delinquent accountsClear building or unit violationsEnsure buildings meet all compliance requirements (Local Laws, building registrations, safety mailings, etc.)Ensure properties are in safe and clean conditions by performing weekly site visits to identify potential issues, and ensure compliance with safety and quality standardsBe available for after-hour emergencies as necessaryTroubleshooting issues as they ariseAssist at other properties or main office as neededPerform other duties as assignedQualifications & RequirementsBachelor's degree in business administration, real estate or a related fieldEffective communication and interpersonal skills, with the ability to collaborate effectively in a team environment or soloMeticulous with excellent organizational and time management skillsBasic understanding of building operations and terminologyStrong attention to detail and accuracyMust meet deadlinesAbility to multitask, prioritize responsibilities, and work in a fast-paced, entrepreneurial environmentProficiency in Microsoft programs (Word, Excel, etc.), comprehensive knowledge of industry software systems.
