Lead Commercial Building Services TechnicianLocation: Tempe, AZ | Full-Time | Company Vehicle ProvidedAn established and highly respected commercial real estate firm in the Phoenix metro area is seeking a Lead Commercial Building Services Technician to join their property management division. This hands-on role is perfect for a seasoned maintenance professional with broad experience across multiple trades, excellent judgment, and the ability to guide junior team members.You’ll be responsible for maintaining, troubleshooting, and repairing systems across a diverse portfolio of over 200 commercial properties—including office parks, light industrial buildings, and retail centers. This is a field-based role with minimal after-hours work and a strong focus on autonomy, collaboration, and quality workmanship.Key ResponsibilitiesPerform general maintenance and skilled repair tasks at various commercial sites, including:HVAC systems (excluding chillers)Swamp coolersPlumbing, electrical, drywall, flooring, and paintingLight carpentry and minor welding when neededDiagnose issues, scope out projects, and prepare time and material estimates for internal or outsourced repairs.Use a mobile-based work order system (Yardi preferred) to:Create and update work ordersAdd estimates and upload job site photosEvaluate when temporary solutions are necessary and execute "stop-the-bleed" repairs in urgent situations.Respond to occasional emergency calls (e.g., floods, fire damage, vandalism).Support the in-house sign shop with occasional installation or fabrication duties.Collaborate with your direct manager and support a close-knit team of technicians—including mentorship and hands-on guidance for junior techs.Ensure all work is performed in a safe, cost-effective, and timely manner while adhering to relevant codes and safety protocols.Maintain clear records related to time tracking, materials used, receipts, and completed work.Qualifications & SkillsMinimum of 7 years of hands-on maintenance experience, preferably in a commercial property environment.Broad working knowledge across multiple trades including:HVAC and swamp coolersPlumbing and basic electrical systemsDrywall, flooring, and general paintingFamiliarity with smart devices and work order platforms (e.g., Yardi mobile app or similar).Ability to scope work, estimate materials and labor, and determine whether to self-perform or subcontract.Sound judgment, reliability, and professionalism when interacting with vendors, clients, and team members.Ability to take initiative and act as a team lead, even without formal supervisory responsibilities.Valid drivers license (company vehicle provided).U.S. work authorization; must pass a background check and drug test.Nice to HaveExperience working across multiple commercial property types (e.g., office, industrial, retail).Comfortable assisting with signage installation and light fabrication.Basic proficiency with Microsoft Office and standard mobile applications.Trade certifications or technical school credentials in HVAC, electrical, or plumbing are a plus, though not required.Physical & Work Environment RequirementsAbility to lift/push/pull up to 75 lbs.Capable of standing, walking, climbing, squatting, crawling, and bending for extended periods.Comfortable working outdoors and in varying environmental conditions (heat, cold, dust, etc.).Exposure to moving machinery, tools, and job site noise.Clear written and verbal communication skills required for documenting work and following instructions.Work Schedule & CultureMonday–Friday, approximately 6:00 AM to 3:00 PMMinimal OT; after-hours work is rare and only in case of emergencies.Supportive, employee-centric culture with an emphasis on collaboration, flexibility, and long-term retention.
