Reach out to Human Resources with any questions (hr@).SUMMARYThe Assistant Property Manager II provides support to the Property Manager for all operational and financial aspects of a property in order to meet company goals. The Assistant Property Manager will be involved in areas such as collections, resident relations, maintenance and compliance with company safety program, and all laws and company policies.To perform this job successfully, an individual must be able to perform each duty satisfactorily. Provide all information requested and encourage the prospect to schedule an appointment to visit the propertyDemonstrate community and apartment knowledge by communicating the features and benefits of eachFollow-up with prospects who have not made a decision and continue to sell the Bigos propertyAdministrativeQualify all prospective renters by gathering applicants rental and credit history and obtaining approval according to company guidelinesAssist in coordinating the turnover schedule, including scheduling vendors and coordinating identified workMove-in new renters, including discussing their lease and resident handbook and conducting move-in inspectionsMove-out departing renters including conducting move-out inspectionsAssist with rent collection, including accepting payments and sending notices on delinquent accountsAdminister the completion of all essential office paperwork, including reviewing and coding invoicesComply with all safety program requirements and work to promote safety in the workplaceMarketingIn partnership with the Property Manager, perform regular market research activity by utilizing only public information (i.e. property websites & internet searches) to understand what the competition is doingCollect rental information data as requested by the Property Manager by utilizing only public information (i.e. property websites & internet searches).Resident RetentionAssist in planning resident functions. Attend functions and participate as neededReceive all telephone calls and in-person visits. In absence of the Property Manager, listen to resident requests, concerns, and commentsQuickly complete maintenance work orders and inform the maintenance team. Ensure maintenance repairs are handled satisfactorily. Follow up with residents as neededQUALIFICATIONSEducation and Experience: High school diploma or GED required1-2 years as a Leasing Consultant or equivalent experienceExperience in handling sensitive, confidential informationKnowledge of Microsoft Office, including Word, Excel, and OutlookExperience with Yardi preferredSkills and Abilities:Fluent in English and skilled in oral and written communicationAbility to use tact and diplomacy in a clear, courteous manner when dealing with co-workers and the publicStrong attention to detailAbility to work collaboratively in a team environmentReal Estate Licenses must not be active while working in this rolePhysical Demands:Must possess mobility to work in a standard office setting and to use standard office equipment, including a computer; stamina to maintain attention to detail despite interruptions; strength to lift and carry items weighing up to 10 pounds; vision to read printed material and a computer screen; and hearing and speech to communicate in-person and over the telephone.
