The Commercial Construction Estimator is responsible for preparing accurate and competitive cost estimates for commercial construction projects, with a strong emphasis on *self-storage facilities*. This role analyzes project plans, specifications, labor, materials, equipment, and subcontractor pricing to support bidding, budgeting, and project planning. The Estimator works closely with project managers, subcontractors, vendors, and leadership to ensure estimates align with company standards, project scope, and profitability goals, particularly within the self-storage sector.Applying for this role is straight forward Scroll down and click on Apply to be considered for this position.Key Responsibilities* Review and analyze drawings, specifications, and project requirements for *self-storage and other commercial construction projects** Perform detailed quantity takeoffs for concrete, structural steel, PEMB systems, interior build-outs, MEP, and specialty self-storage components* Solicit, review, and evaluate subcontractor and supplier bids for accuracy, completeness, and scope alignment* Prepare conceptual, preliminary, and final estimates for *ground-up and expansion self-storage facilities** Understand and account for *self-storage-specific elements* such as unit mix, corridor systems, roll-up doors, climate-controlled systems, fire/life safety, security systems, and site logistics* Identify cost risks, constructability issues, value engineering opportunities, and scope gaps* Collaborate with project managers and operations teams during bid handoff and project startup to ensure a smooth transition* Maintain and update historical cost data and pricing benchmarks specific to self-storage projects* Participate in bid reviews, scope clarifications, negotiations, and owner discussions as needed* Assist with change order pricing and post-bid cost analysis when requiredQualifications* Bachelor's degree in Construction Management, Engineering, or a related field (or equivalent experience)* *3-5+ years of estimating experience*, with *demonstrated experience in self-storage construction** Strong knowledge of commercial construction means and methods, particularly for self-storage facilities* Proficiency with estimating and takeoff software (e.g., PlanSwift, Bluebeam, On-Screen Takeoff, Excel)* Ability to read and interpret architectural, structural, civil, and MEP drawings* Strong analytical, organizational, and problem-solving skills* Excellent communication skills and ability to work cross-functionallyPreferred Skills & Experience* Experience estimating *multi-story, climate-controlled self-storage projects** Familiarity with PEMB systems, tilt-wall, and podium construction* Knowledge of self-storage vendors, subcontractors, and pricing trends* Experience with xijylhu fast-track or design-build self-storage projects* Understanding of cost control, scheduling impacts, and risk mitigationWork Environment & Expectations* Office-based with occasional site visits* Collaboration with estimating, project management, and executive leadership teams* Ability to manage multiple bids and tight deadlinesWhy Join Us* Competitive compensation and benefits* Opportunity to work on *specialized self-storage developments* with repeat clients* Collaborative and growth-oriented team environment* Long-term stability with a focus on quality, efficiency, and performanceJob Type: Full-timePay: $52,983.35 - $63,807.91 per yearBenefits:* 401(k)* 401(k) matching* Dental insurance* Flexible spending account* Health insurance* Life insurance* Paid time off* Vision insuranceWork Location: In person
