Director of Multifamily OperationsFind out more about this role by reading the information below, then apply to be considered.Executive leader responsible for driving operational excellence, portfolio performance, and scalable growth across a vertically integrated real estate development, construction, and multifamily investment platform.Job OverviewGallo Companies, a Macomb County-based, high-growth real estate development, construction, and investment firm, is seeking a highly experienced and results-driven Chief Operating Officer / Head of Multifamily Operations to lead and scale all operational aspects of the organization.This executive leadership role will report directly to ownership and will be responsible for overseeing the day-to-day operations of the company, including multifamily property management, construction coordination, asset performance, and organizational infrastructure. The ideal candidate is both a strategic leader and a hands-on operator with deep expertise in multifamily operations, new construction lease-up, and team leadership.The candidate will oversee a growing portfolio currently consisting of approximately 1,000+ apartment units, commercial assets, and a team of 30+ employees, with significant expansion underway.This role is critical to ensure that Gallo Companies continues to operate at a best-in-class level, delivering exceptional resident experiences while maximizing asset performance, efficiency, and long-term value.Duties  Operational Leadership & StrategyLead, develop, and continuously refine all operational policies, procedures, and systems across the organization to improve efficiency, scalability, and performance.Oversee and integrate all core business functions including property management, leasing, construction coordination, marketing, HR, and technology systems.Establish and implement KPIs, reporting structures, and performance benchmarks across all assets and departments.Drive organizational alignment with ownership's strategic vision and growth objectives.Multifamily Portfolio OversightDirectly oversee the performance of the multifamily portfolio, including occupancy, rental rates, collections, expenses, and NOI growth.Lead all new construction lease-up strategies, ensuring timely stabilization and optimal rent positioning.Analyze financial, operational, and market data to identify opportunities for revenue growth and cost optimization.Ensure all properties consistently meet the highest standards of physical condition, curb appeal, and resident experience.Team Leadership & Human ResourcesLead and manage a team of approximately 30+ employees, including site managers, leasing staff, maintenance teams, and support personnel.Oversee all aspects of HR including recruiting, hiring, training, performance management, and retention.Build a high-performance culture focused on accountability, professionalism, and continuous improvement.Construction & Capital CoordinationCollaborate with ownership and construction teams to support new development projects, renovations, and capital improvements.Review and approve scopes, budgets, and timelines for major capital expenditures.Ensure seamless transition from construction completion to stabilized operations.Marketing, Leasing & Revenue OptimizationOversee all marketing initiatives including digital marketing, ILS platforms, branding, and reputation management.Work closely with leasing teams to drive traffic, conversions, and occupancy.Continuously evaluate market conditions and competitive positioning to maximize rental income.Systems, Technology & ComplianceMaintain expert-level oversight of Yardi Voyager and all operational systems, including reporting, integrations, and troubleshooting.Ensure compliance with all local, state, and federal housing laws, including Fair Housing regulations.Oversee internal controls, operational audits, and risk management processes.Vendor, Legal & External CoordinationManage relationships with vendors, contractors, legal counsel, and third-party service providers.Oversee collections, evictions, and coordination with legal counsel as needed.RequirementsProven experience in a senior leadership role, preferably as a COO or similar position within a relevant industry.Strong background in operations management with demonstrated skills in process improvement and program management.Exceptional leadership abilities with a focus on team building, mentoring, and developing talent within the organization.Ambitious goal seeker willing to commit to a best-in-class real estate investment/construction company Excellent change management skills with the ability to drive organizational transformation effectively.This is a unique opportunity for a proven leader to take a hands-on executive role within a rapidly growing real estate organization.
