Under general supervision, is responsible for inspecting, maintaining steam boiler systems and conducting preventive maintenance on HVAC equipment campus-wide. Responsible for resolving immediate operational and/or safety concerns; assists other skilled trades; ensures tools and materials are available at the job site. Duties and Responsibilities: • Inspects, tests, logs, and maintains all boiler blow downs, equipment, and components (i.e., low-pressure steam boilers, automatic stokers, pumps, blowers, distribution systems, circulating pumps); • Maintains safety and maintenance records and logs; • Plans and coordinates, orders, stocks, and replaces HVAC filters and belts of various types on a monthly or quarterly basis in all air handlers, boilers, and rooftop units throughout the campus; • Cleans and lubricates all pumping systems; • Monitor 48 hot water boilers and 2 steam boilers for service, preventive maintenance, and repairs; • Provide support and monitoring of day to day operations of Building Automation Systems(BAS) campus wide; • Provide control of building automation systems for 25 buildings utilizing Tracer ES and Tracer Summit Version 17 Service Pak 10 operation system on a 24 hour daily basis; • Monitor and respond to boiler and chiller alarms for all buildings on the Tracer systems 24 hours a day; • Program and adjust building schedules as needed on BAS; • Adjust Binary and Analog inputs and outputs for equipment controlled by the BAS; • Trouble shoot equipment in alarm state through BAS; • Advise management on whether continued operation of equipment could be hazardous or detrimental; • Provide assistance during emergencies by operating floodlights and generators, placing flares, and riving needed vehicles; • Ensure quality inspections are carried out in line with State standards; • Ensure good relationships are built with internal and external customers; • Provide preventive maintenance on air handlers, unit ventilators, heat pumps, small A/C units, gas heating, reciprocating and air-coded chillers; • Keep a schedule of when filters need to be replaced; • Provide continuous feedback to supervisor; • Perform chemical tests on input/output fluids on steam boilers; • May be asked to assist plumbers and electricians with minor duties; • Coordinate with assigned trades for the purpose of completing projects and work orders efficiently; • Replace diffusers campus-wide and at external Centers as needed; • Perform daily safety inspections of systems for quality control purposes as needed; • Ensure proper care in the use and maintenance of equipment, tools, and supplies; promotes continuous improvement of workplace safety and environmental practices; • Perform a variety of manual tasks; • Maintain regular attendance; • Perform other job-related duties as assigned. Minimum Job Requirements: • EDUCATION: High school diploma or GED; OR • EXPERIENCE: Two (2) years of related experience or plumbing experience. Special Conditions for Eligibility: • Must possess and maintain a valid New Mexico Driver's License. • Must be willing to work weekends, evenings, and odd hours as required. • Must be willing to respond as needed on an on-call basis. • Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions. • Must possess a Boiler Operators License B01. • Must possess a Journeyman Plumbers License JP. • Must become Trane Building Automation Systems Certified within 6 months of hire date.
