JOB DESCRIPTIONMechanical InspectorFLSA Status: Non-exempt Full-TimePay Grade: M-11SUPERVISION Supervision Received: Reports to Building Official Supervision Given: Does not have any direct reports. DESCRIPTION Under general supervision, this position reviews mechanical construction plans, blueprints, and specifications to ensure compliance with applicable mechanical codes, zoning ordinances, and legal requirements. The employee conducts on-site inspections of mechanical systems in residential and commercial buildings, including heating, ventilating, air conditioning, and related installations, to verify conformity with approved plans and code standards. The position advises contractors, builders, and the public on mechanical codes, permits, licensing, and proper materials and installation methods. The employee investigates mechanical code violations, takes appropriate enforcement actions, and may appear in court to provide testimony as required. Additional responsibilities include preparing correspondence and inspection reports, maintaining accurate records in the BS&A system, responding to complaints and inquiries, and performing related duties as assigned. ESSENTIAL FUNCTIONSReviews mechanical construction plans, blueprints, and specifications to ensure compliance with applicable laws, zoning ordinances, and mechanical codes. Makes on-site inspections of all mechanical installations including, heating, ventilating, air conditioning and related systems. Inspects materials and methods, connections, fluid lines and adequate ventilation in both residential and commercial buildings to ensure conformity to approved plans; resolves on-going problems and/or questions; follows -up on complaints and inquiries relating to mechanical problems. Advises mechanical contractors, builders and the public regarding mechanical codes, licensing, permits, proper material and procedures. Investigates violations of mechanical codes and ordinances and takes necessary action to enforce legal requirements; attends court sessions and gives testimony as required. Prepares correspondence and reports, and maintains detailed records in BS&A. Performs related duties as required. MINIMUM REQUIREMENTSEducation and ExperienceHigh school graduate or equivalent. Must possess a Mechanical Contractor's License with the following minimum classifications: #1 Hydronic heating & cooling and process piping, #2 HVAC equipment, #4 Refrigeration, and #9 Fire Suppression a plus or the ability to obtain within one year; One to two years plan review experience. Two (2) years' experience as an Mechanical Inspector, OR six (6) years construction experience at the Journeyman level sufficient to produce an in-depth knowledge and understanding of the State of Michigan Mechanical, Michigan Energy Code, Michigan Building Code, Michigan Residential Code and related standards and the ability to apply this knowledge in the field. Effective written and oral communication skills and the ability to work effectively with others. Registration as a Mechanical Inspector and Plan Reviewer with the State of Michigan. Valid Michigan driver's license and a good driving record. Knowledge, Skills and AbilitiesKnowledge Knowledge of applicable mechanical codes, zoning ordinances, and related state and local laws. Knowledge of HVAC systems, including heating, ventilating, air conditioning, and related mechanical installations. Knowledge of mechanical construction methods, materials, equipment, and installation practices. Knowledge of plan reading, including mechanical drawings, blueprints, and specifications. Knowledge of inspection procedures, code enforcement practices, and compliance requirements. Knowledge of permit processes, licensing requirements, and public sector regulatory procedures. Knowledge of recordkeeping and reporting practices, including use of the BS&A system. Skills Skill in reviewing mechanical construction plans for code and ordinance compliance. Skill in conducting on-site inspections of residential and commercial mechanical systems. Skill in identifying code violations and determining appropriate corrective actions. Skill in preparing clear, accurate inspection reports and correspondence. Skill in communicating technical information to contractors, builders, and the general public. Skill in maintaining detailed and organized inspection and enforcement records. Skill in responding to complaints, inquiries, and field issues in a professional manner. Abilities Ability to interpret and apply mechanical codes, ordinances, and legal requirements. Ability to detect improper installations, unsafe conditions, and code violations. Ability to exercise sound judgment when enforcing codes and resolving compliance issues. Ability to conduct inspections independently and follow through on corrective actions. Ability to maintain professionalism and composure in conflict or enforcement situations. Ability to testify clearly and accurately in court when required. Ability to manage multiple inspections, deadlines, and documentation requirements.
