WinnCompanies is looking for an adaptable, driven and highly skilled Regional Maintenance Manager to join our team in the Northern New Jersey and New York City Area. In this role, you will oversee the maintenance operations of the properties in their respective region as well as serving as the point person for all the maintenance personnel. You will assist with keeping up with the required financial controls and regulatory requirements. As a Regional Maintenance Manager, you will maintain building interior and exterior as well as curb appeal to our company standards. You will be recognized as a leader for all maintenance staff and participate in the hiring and coaching of all maintenance personnel in the region.This role requires local travel around Northern New Jersey and New York City area is required for this role. This position offers a salary range of $87,000 to $115,000 annually, based on experience, plus an annual bonus potential.ResponsibilitiesOversee maintenance operations including maintaining building interior and exterior as well as cub appeal to Winn Standards.Review building systems for proper operations, ensure all site logs are being kept and are correct. Complete annual maintenance audits.Ensure apartment upkeep unit turnovers are completed to Winn Standards. Ensure customer service & work orders are completed in a timely fashion.Oversight of contractors and recommendations. Ensure seasonal maintenance & snow removal is completed in a safe & timely fashion.Act as leader for maintenance staff.Participate in the recruitment process, provide discipline and performance recommendations in collaboration with direct managers as well as the Director of Facilities.Assess, propose, develop, and provide training for maintenance personnel. Review Open Position Report and work with site manager to fill the positions quickly.Ensure employee and site safety. Respond to and coordinate efforts in emergency situations on site, such as fires and floods, during and after normal business hours, to Winn standards and expectations.Manage financial controls.Work with property manager to adhere to budgets.Partner with manager to forecast budgets and financial reviews. Ensure timing of capital projects and completion dates, review 3-bid packages, approve scope of work, and recommend property projects.Adhere to regulatory requirements. Ensure compliance of all properties with federal, state, and local requirements.Administer pre-inspection of properties prior to REAC NSPIRE inspections ensuring above average inspection results.Assess the potential of new property opportunities. Partner with regional team to recommend action. Review regulatory compliance of these properties.
