Summary Of Job ResponsibilitiesThe Mortgage Loan Closer is responsible for the accurate and timely preparation, coordination, and funding of residential mortgage loans, with a primary focus on construction-to-permanent financing and draw management, as well as conventional mortgages and home equity loans and home equity lines of credit (HELOCs). This role ensures all loans are fully compliant with internal policies, investor guidelines, and regulatory requirements prior to closing. The Closer serves as a key liaison between loan officers, processors, title companies, and borrowers to ensure a smooth and efficient closing process.Essential Job DutiesLoan Preparation & ReviewReview loan approvals, underwriting conditions, and documentation to prepare loans for closingEnsure all "Prior to Closing" conditions are satisfied and documentedVerify borrower information, loan terms, and file completenessConfirm rate lock and expiration timelines; coordinate extensions if neededReview title work and confirm payoff information is completeClosing Disclosure & CompliancePrepare and deliver the Closing Disclosure in accordance with regulatory timing requirementsEnsure borrower acknowledgment (wet or electronic signature) is obtainedMaintain compliance with all applicable regulations, including Bank Secrecy Act (BSA), Anti-Money Laundering (AML), and mortgage lending requirementsEnsure loans meet internal approval standards and investor (including FNMA) delivery requirementsClosing CoordinationCoordinate closing timelines with loan officers, processors, borrowers, and title companiesPrepare closing packages and detailed closing instructions for title companiesSubmit loan files for insured closings and communicate any "At Closing" conditionsObtain and verify wire instructions and funding amountsFunding & Post-ClosingBalance Closing Disclosure with final figures and confirm funds required with borrowerInitiate wire requests and coordinate funding (purchase and refinance transactions)Perform post-closing review to ensure all documents are signed, returned, and completeClear closing conditions and prepare file for delivery to Loan OperationsComplete payoff processing and final funding stepsConstruction ManagementProcess construction draw requests for all ongoing projectsMaintain compliance with internal guidelines as it relates to releasing drawsReview incoming construction contracts and elevate to the next level of review if it does not meet our parametersSystems & ReportingUpdate loan status, milestones, and documentation in the loan origination systemPrioritize workflow to manage multiple files efficientlyPrepare and provide weekly pipeline and status reportsSkills And Abilities RequiredAbility to operate a personal computer (using various software) and other standard office equipment.Ability to speak, read, and write English, enunciate clearly, and perform complex loan calculations.Mental/visual skills necessary to effectively and efficiently monitor personal computer and loan processor input.Ability to maintain confidentiality of customer information, employee information, and any Citizens Bank business practices, processes and procedures.High attention to detail, with the ability to balance and validate complex financialsExcellent communication skills, with the ability to confidently interact with internal and external partnersStrong organizational and time management skills in a deadline-driven environmentAbility to anticipate issues and take initiative to resolve themMinimum Requirements3+ years of mortgage closing experience in a bank, mortgage company, or title environmentDemonstrated experience handling multiple loan types, including construction, conventional, and home equity loansExperience reviewing title work, coordinating insured closings, and managing fundingProficiency with mortgage loan origination systems (Encompass or similar preferred)Working ConditionsGood.
