Job DescriptionJob DescriptionWe are looking for a local experienced apartment manager to manage at least one of our Longview communities. 200 unit apartment complex. Start date is negotiable but ASAP preferred. Full-time. Monday - Friday 8:30 AM - 5:00 PM with 30 min lunch break. Medical & Dental. Competitive pay depending on experience + housing discount.Property Management & Operations* Day-to-day oversight of apartment community operations * Rent collection, delinquency management, and budgeting * Vendor coordination and maintenance scheduling * Strong organizational and time-management skills * Ability to manage multiple priorities and deadlinesLeasing & Resident Relations* Leasing, renewals, and move-in/move-out coordination * Professional, respectful communication with residents * Conflict resolution and fair-housing compliance * Handling resident concerns, notices, and documentationHUD & Tax Credit (LIHTC) Compliance (MUST HAVE)* Experience with HUD programs and Low-Income Housing Tax Credit (LIHTC) properties * Income certifications, recertifications, and file audits * Knowledge of HUD regulations, IRS Section 42, and fair housing laws * Maintaining compliance documentation and reporting * Preparing for and responding to state and federal auditsAdministrative & Technical Skills* Proficiency with property management software (Yardi, AppFolio, OneSite, etc.) * Accurate record-keeping and reporting * Strong attention to detail and confidentiality * Microsoft Office / Google Workspace skillsLeadership & Professionalism* Staff supervision, training, and scheduling * Professional judgment and ethical decision-making * Ability to work independently and as part of a team * Calm, solutions-focused approach in high-stress situationsMaintenance & Safety Oversight* Coordinating inspections and preventative maintenance * Ensuring property safety and habitability standards * Understanding work orders and capital improvement projects * Motivating maintenance staff and keeping them on taskCompany Description We are a privately owned apartment community managed by a single owner, allowing for a hands-on, consistent approach to property operations.
