Complete, maintain all daily, weekly, monthly tasks required. u00b7 Emergency on-call duties as required or assigned u00b7 Be familiar with and use On-Call Log book per instructions. u00b7 Appropriately notify the Community Manager if service requests cannot be completed due to ordering parts or any other reason. u00b7 Responsible for effective and timely punch out of vacant units. u00b7 Maintain workshop and storage area in a clean, neat and orderly fashion. u00b7 Keep Company tools, equipment and vehicles in properly maintained, good working order. u00b7 Responsible for purchasing inventory within budgeted guidelines in coordination with the Community Manager. u00b7 Institute and maintain preventive maintenance schedule. u00b7 Responsible for physical maintenance and appearance of vacant units, hallways, grounds maintenance areas, office, laundry, trash areas. u00b7 Review outside contractors for quality, cost efficiency, and timeliness. Assist in soliciting bids and obtaining bids for projects as needed. u00b7 Maintain and supervise maintenance or contracted, vendor staff. u00b7 Maintain Conifer Customer Service Standards at all times. Consistently maintain a professional, courteous attitude when dealing with residents, co-workers and the general public. u00b7 Report the need for major repairs to Community Manager. u00b7 Report and repair emergency problems and/or environmental hazard immediately. u00b7 Read and adhere to all Company policies/procedures and all hazardous/regulatory requirements. u00b7 Follow all written and verbal instructions. u00b7 Emergency on-call duties as required or assigned. u00b7 Snow removal duties as required or assigned. u00b7 May be required to work overtime. All OT must be pre-approved by Community Manager. u00b7 Physical attendance at assigned work location during scheduled hours is essential. u00b7 May be required to assist at other Conifer locations as needed/assigned at any time. u00b7 Ability to function both inside and outside in all types of weather. u00b7 Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs., with frequent lifting and carrying up to 50lbs. u00b7 Must be able to read and comprehend complex documents and regulations. u00b7 Good eye/hand coordination essential. u00b7 Color perception, the ability to differentiate between colors in terms of hue, and the ability to identify a particular color or color combination from memory u00b7 Other maintenance job-related duties as assigned. Your Job Skills/Experience should include: u00b7 Minimum 5+ years prior hands-on apartment maintenance experience desired. u00b7 Prior painting, minor plumbing & electrical wiring skills, carpentry, dry wall, cleaning skills needed; HVAC preferred. u00b7 Knowledge of safety rules involving cleaning supplies, maintenance equipment, etc. u00b7 Reliable transportation and valid driversu2019 license. u00b7 Ability to respond within 30-minutes to on-call emergencies on property when scheduled on a rotation basis; u00b7 Able to assist with snow removal and grounds upkeeping when needed. u00b7 Ability to read, fully comprehend and understand all operation manuals and all regulatory requirements to meet Coniferu2019s standards and remain compliant at all times. u00b7 Able to coach, train, mentor team members; effectively handle all supervisory and performance management responsibilities. u00b7 Prior budgeting experience needed; able to understand accounts payable, receivables to effectively maintain a positive fiscal maintenance operation at all times. u00b7 Prior computer experience on MS Office (Word, Excel, Outlook) along with an affordable housing software program (Yardi, or others) needed. u00b7 Minimum High School Diploma/GED equivalent required. u00b7 Vocational training in building, construction, maintenance a plus. u00b7 Certifications in environmental hazards, maintenance, building, construction desired or willing to obtain. u00b7 OSHA knowledge required.
