Learn more at Job Description Summary Manages the day‑to‑day operations of an assigned property, including team management, daily activities, and resource allocation to achieve budgeted financial and operational goals. Ensures compliance with company policies, Fair Housing, ADA, and other housing regulations. Job Details Property Type: Stabilized, High‑Rise Unit Count: 319 Schedule: Monday-Friday, with weekend coverage as needed Requirements: 3-5 years of related experience Eligible for a commission or bonus of up to 20% on a quarterly basis. Candidate Qualification: Prior experience with Yardi software, preferably in managing or supporting high‑rise residential properties. Responsibilities Provide input into the development of budget(s) for the property by analyzing financial statements, current and projected marketing information, and operational reports. Meet targeted revenues by setting rent rates, ensuring timely rent and fee collections, making financial bank deposits, and preparing and reviewing monthly financial status reports. Approve invoices from vendors, contractors, and service providers for payment, reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Accounts, and managing communication between vendor/contractor, accounting, and client/owner as needed. Control expenditures by staying within budget constraints and manage the balance and maintenance of the petty cash fund. Oversee the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducting periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable. Gather, analyze, and interpret current market and economic trends that may impact the property and implement short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve service issues. Ensure maintenance team meets company standards for resident service requests. Conduct regular property inspections and take appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established safety, cleanliness, and general appearance standards. Supervise property staff by interviewing, hiring, orienting, training employees, and managing their performance in accordance with company policies, values, and business practices. Assist in managing the client/owner relationship by meeting with owners, conducting property tours, providing updates and performance information, and responding to owner requests as needed. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and up to 50 pounds with assistance. Travel may be required for assistance to other properties, training, meetings, or related duties. Work a flexible schedule, including evening, weekend, and holiday calls. Salary & Compensation The salary range for this position is $77,000 - $116,000 (San Francisco). Additional Compensation Corporate Positions: Eligible to participate in a quarterly or annual bonus program based on individual and company performance.
