This position suggests and implements innovative marketing solutions that leverage the Avenue5 best-in-class marketing techniques to maximize property performance. This role will assist in the day-to-day development of the propertyu2019s brand identity and the execution of the integrated marketing programs. In addition, this position supports the reviewing and analysis of a region's performance metrics and reporting for ROI on marketing campaigns and suggests creative solutions for programs not meeting expectations. Primary Responsibilities and Objectives: u00b7 Collaborates with the on-site property team and the corporate marketing team to design a customized, effective strategy for growth at all properties in the region and/or assigned portfolio u00b7 Recommends, in conjunction with the regional marketing manager, effective property marketing programs and offerings including demand generation, retargeting, marketing automation, and digital and social media to accelerate success for the properties in a region/portfolio u00b7 Implements creative, dynamic, and engaging marketing campaigns by utilizing both digital and traditional marketing methods/channels (e.g., brochures, flyers, posters, postcards, direct mail, billboards, email, landing pages, microsites, social media, and radio) u00b7 Partners with on-site property marketing team in the development of collateral for websites, ILSu2019, Craigslist, social media and print to serve clients u00b7 Understand the clientu2019s and companyu2019s business objectives to ensure maximization of property marketing and performance u00b7 Assists in reviewing and analyzing the budget for each property in the portfolio in conjunction with the operations team and clients u00b7 Understand the market landscape including technology trends, competitor strengths, and weaknesses as it relates to property management u00b7 Maintains a working knowledge of all the features, functionality, and benefits that make Avenue5u2019s products and services superior in the multi-family property management space u00b7 Collaborates with on-site sales team in exceptional sales techniques and salesmanship skills u00b7 Partners with property teams to create and implement strategies for growth at all properties in the region and/or portfolio, providing input to new business development RFP and RFI responses in conjunction with sales and client services u00b7 Performs other duties as assigned Education and Experience: u00b7 Bacheloru2019s degree is required u00b7 Three to five years of experience in direct real estate multi-family marketing within the property management industry is required u00b7 Two to three years of pre-development, lease-up, and/or grand opening experience in the multi-family property management industry preferred u00b7 Two to three years with advanced proficiency in social engagement and marketing campaign management on Facebook, Twitter, Instagram, YouTube, and Pinterest is required u00b7 Two to three years of experience in websites, ILSu2019, Craigslist, SEO, SEM, and digital data aggregators is required u00b7 Two to three years of experience in Yardi Voyager Marketing module, RealPage, or other equivalent system is required u00b7 Two to three years of digital, creative, and branding agency experience required u00b7 Three to five years of experience in Google Drive, Google+, Google Analytics and Google AdWords is preferred Skills and Requirements: u00b7 Ability to work independently and prioritize effectively in a fast-paced environment u00b7 Advanced level knowledge with MS Office Suite including Outlook, Word, PowerPoint, and Excel (including Excel functions) u00b7 Excellent written and verbal communication skills u00b7 Exceptional conceptual and creative thinking skills, as well as a solid knowledge of typography, color theory, design, and layout principles with a strong aesthetic sense u00b7 Exceptional project management skills are required (PMP certification is a plus) u00b7 Strong understanding of property management industry trends, issues, and emerging technology u00b7 Entrepreneurial mindset and go-getter attitude with a proven ability to work independently as well as in a team setting u00b7 Positive demeanor, voracious appetite to learn new things and excellent professional judgment Required to complete and successfully pass the Avenue5 Fair Housing and Preventing Discrimination and Harassment training and other courses, if assigned Scheduling: u00b7 Required to maintain a regular schedule which may require working outside business hours, weekends, and non-traditional holidays u00b7 Hybrid in home office, site visits to local properties u00b7 Ability to travel (25%) Environment: u00b7 Exposure to an environment typically found in an office building Physical Requirements: Avenue5 will make reasonable accommodations to enable individuals with disabilities to perform essential functions.
