Essential Job Functions + Researches and examines property records, legal documents, and historical ownership data to determine ownership and resolve title discrepancies. + Prepares and maintains title reports, chain of title histories, and related documents by compiling and documenting research findings. + Provides technical guidance and collaborates with County staff to ensure accuracy and consistency in title determinations. + Identifies and resolves discrepancies or legal issues in property records by interpreting legal descriptions and verifying compliance with recording requirements. Requirements REQUIREMENTS TO QUALIFY: OPTION I: Five years' experience in searching, abstracting and examining real property titles, two years of which must have included evaluation of all real and personal interests creating limitations, liens, encumbrances of or conditions to land title, and the preparation of preliminary and final title reports or related documents affecting the acquisition of land, with a title company, or government entity in the State of California. OPTION II: Two years title examining experience at the level of Title Examiner I or higher in the service of Los Angeles County. Experience at the level of a Title Examiner I in the service of County of Los Angeles is defined as: Under close supervision, searches, reviews, and examines records and prepares reports of real property titles.
