You'll join a team that values collaboration, workplace flexibility, and long-term opportunity.What We OfferCompetitive base pay: $65,000 - $72,000 per yearHealth, dental, and vision benefits401(k) with company match and disability coveragePaid time off, sick time, and holidaysTuition reimbursement and professional trainingRecognition programs and growth opportunitiesFree Calm membership for you and up to five othersWhat You'll DoIn addition to core acquisition responsibilities, this role will have a focused involvement in valuation-related activities supporting negotiation strategy and project delivery.Provide land acquisition services throughout the right-of-way lifecycle, in compliance with project guidelines and regulationsConduct and support valuation activities, including preparation and review of Waiver Valuations and analysis of appraisal reportsEvaluate comparable sales data and market trends to support offer development and negotiation strategyCollaborate with appraisers, project managers, and clients to ensure defensible and well-supported valuation conclusionsReview and correct title takeoffs, construction plans, and ROW documentsDeliver property rights documents to owners and representatives; negotiate and secure parcels through approved counteroffersSubmit and track offer letters, counteroffers, and Releases of DamagesMaintain detailed contact documentation, conduct final title checks, manage back taxes, and ensure removal of compensated itemsAttend field reviews and provide weekly status reportsHandle administrative tasks including mailing notifications, filing deeds, verifying condemnation parcel addresses, and organizing acquisition packetsSubmit vendor forms to expedite payments and support efficient project closeoutWe Are Looking for Someone WhoWorks efficiently and effectively under tight deadlinesCan prioritize and balance multiple tasksDemonstrates strong organization and planning skillsIs analytical, detail-oriented, and comfortable interpreting valuation dataHas excellent written and verbal communication skillsThrives in a fast-paced environmentProvides strong customer serviceCan adapt to new systems and software environmentsMinimum RequirementsMinimum of one (1) year of right of way acquisition experience or real estate valuations/comparative market analysisValid Driver's LicenseMust have an iOS or Android smartphone to access ORC systemsPreferred QualificationsExperience performing property valuations, waiver valuations, or assisting in appraisal developmentBackground in appraisal review, comparable sales analysis, or market researchODOT Prequalification in any of the following, Value Analysis, appraisal, negotiations, titles, relocation, or closingsCoursework or licensure related to real
