Property Management Assistant at Bookpoint LLC in Sandpoint, Idaho, United States Job Description Rental Property Manager Job Description We are seeking a reliable, detail-oriented Rental Property Manager to oversee up to 10 residential rental properties. This role is responsible for day-to-day property operations, tenant relations, leasing activities, and coordination of maintenance services. The ideal candidate is highly organized, people-oriented, dependable, and skilled at balancing tenant satisfaction with operational efficiency. Strong communication, sound judgment, and proactive problem-solving are essential. Key Responsibilities List available rental properties and manage online marketing Show properties and pre-screen prospective tenants Maintain accurate tenant records, billing, and payment tracking (debits/credits) Coordinate corrective, deferred, preventative, seasonal, and emergency maintenance Assign, schedule, supervise, inspect, and verify maintenance work completed by in-house staff Ensure timely completion of work and proper invoicing Conduct regular property inspections and identify preventative maintenance needs Schedule repairs with tenants and provide clear updates to property owners Coordinate seasonal services (landscaping, snow removal, etc.) Communicate clearly and professionally with tenants via phone, email, and written notices Handle a high volume of phone calls and route inquiries appropriately Assist with rent collection and prepare documentation for court proceedings if necessary Follow up with tenants to ensure satisfaction after maintenance or repairs Required Experience & Skills Minimum 1 year of experience in the property rental industry Minimum 1 year of management experience Prior maintenance or facilities management experience Strong project management, organizational, and multitasking abilities Excellent customer service and people skills Strong computer proficiency Superior written and verbal communication skills, with strong reading comprehension Effective time management and a proactive, problem-solving mindset Dependable and consistent—reliability is essential Strong conflict-resolution skills with the ability to de-escalate situations professionally Compensation $16/hour starting wage $17/hour after 150 hours, pending performance review Reviews and pay adjustments based on performance, aptitude, pace, efficiency, and leadership Schedule Full-time: 20-40 hours per week Work hours scheduled between 8:00 AM and 7:00 PM Flexible schedule required Availability for some weekend shifts is required How to Apply Interested applicants should email the following to (No phone calls, please.)
