Salary: $50,000 - $55,000 POSITION OVERVIEW Reporting to the Facility Director, the Superintendent implements the systems and monitors and tracks building safety and security across multiple assigned sites consistent with funder requirements, local building codes as well as state and federal building regulations and URI standards. MAJOR DUTIES AND RESPONSIBILITIESu2022 Coordinate the implementation and management of internal and external work order processes for the assigned facility, ensuring that processes are followed according to organization quality management system and that traceability requirements are met.u2022 Supervise Maintenance staff and outside contractors who may be performing work at the site.u2022 Conduct regular staff supervision meetings.u2022 Participate in facility management meetings as needed and/or directed.u2022 Conduct regular meetings with program directors and collaborate with program staff to facilitate the completion of weekly unit and common area inspections to ensure that facility issues are identified and addressed in a timely manner.u2022 Identify, schedule, and coordinate all building repairs and advise program leadership of any outstanding issues.u2022 Ensure all repairs and maintenance are performed consistent with URI standards and regulatory guidelines.u2022 Ensure heating and cooling systems are operational.u2022 Inspect and document all work performed by maintenance team u2022Provide support for professional development opportunities and hold assigned staff accountable to take training.u2022 Provide support to the Facility Director for the development and monitoring individualized performance goals and objectives for all maintenance staff.u2022 Collaborate with Facility Director to develop and maintain a preventative maintenance calendar for the assigned site and coordinate compliance through ongoing scheduling or preventative service work.u2022 Supervise contracted work and obtain and submit documentation of completed repairs to Facility Director.u2022 Utilize Building Engines or other identified software to document maintenance service requests and completed work.u2022 Coordinate the completion of work orders through assignment to maintenance staff within specified timeframe.u2022 Coordinate the inspection of vacated units to determine repair needs and turnover within specified timeframe.u2022 Implement maintenance staff cleaning schedules and hold staff accountable.u2022 Ensure adequate repair materials and cleaning supplies are available through coordination with program staff.u2022 Conduct regular inspections of the building grounds to ensure that they are maintained in a safe and secure manner and are accessible to residents, staff, and visitors.u2022 Provide regular repair and maintenance updates to the Program Director and Facility Director.u2022 Maintain inventory control system, documenting utilization and replenishment as required.u2022 Coordination of grounds/sidewalk maintenance, mowing/hedge trimming, snow/ice removal and emergency weather conditions and performs work as needed.u2022 Adhere to all local building codes as well as state and federal building regulations.u2022 Respond to site emergencies as the situation requires.u2022 Manage refuse collection and disposal.u2022 Perform repairs, maintenance and common area cleaning as needed.u2022 Examine property for safety hazards, report problems to Facility Director, Program Director, or other appropriate staff.u2022 Modifies scope of cleaning and maintenance based on specified needs of the particular property (apartments, parking facilities, etc.) u2022 Conduct monthly inspections using Building Engines.u2022 Perform other related duties as required. SPECIFICATIONS FOR EDUCATION/CERTIFICATIONS/LICENSESu2022 High School Diploma or Equivalent. REQUIRED SKILLS AND EXPERIENCEu2022 At least one year of building maintenance, construction, plumbing, or electrician experience is strongly preferred. u2022 Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions.u2022 Detail-oriented and thorough ability to perform basic repairs and operate tools or equipment used in routine maintenance.u2022 Knowledge of general carpentry and repair.u2022 Ability to use hand tools and power tools.u2022 Ability to keep the property clean and orderly.u2022 Ability to work independently, assess priorities, take initiative, handle multiple assignments, and meet deadlines.u2022 Solid interpersonal skills with the ability to work well with people of diverse educational, cultural, and professional backgrounds. Courteous demeanor toward staff, customers, clients, and visitors to the property.u2022 Must be a responsible individual with a reputable character, known to exercise sound judgment, maintain confidentiality, and work well under pressure and demonstrate a calm manner during crises.u2022 Acknowledge and application of self-care and work-life balance for self and others.
