Job Title

The Lead Engineer is a pivotal member of the property management team, performing daily maintenance and repairs services for all mechanical, electrical, plumbing, HVAC, life safety, and energy management systems.Operate, maintain, monitor, and perform preventive, predictive, and corrective maintenance on building equipment, which may include mechanical/HVAC/plumbing systems, electrical/cabling, fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems.Maintain the professional appearance of the property, equipment, engineering spaces, and common areas.Maintain the building lighting system, including element and ballast repairs or replacements.Prepare estimates detailing the amount of time and materials needed for completing tasks. Maintains adequate supplies and tools and orders necessary materials to complete all tasks.Maintain an energy management program to ensure measures are taken to operate all systems most efficiently to keep operating costs at a minimum.Oversee and inspect the work performed by outside contractors. Contracted work may include landscaping, snow removal, remodeling, HVAC, plumbing, and cleaning.Performs work in compliance with standard operating procedures and/or critical work packages, and maintenance work instructions.Performs specialized and complex tasks such as carpentry, electrical, painting, roofing, HVAC, welding, furniture assembly/relocation, and locksmith tasks.Performs inspection of building systems, including fire alarms, HVAC, plumbing, and electrical.Use pc and/or phone/tablet for work order system, email, ESS, and training. Responds to emergencies and customer concerns.Performs other duties as assigned.High school diploma or general education degree (GED) and eight or more years’ experience in electrical systems, refrigeration, HVAC, or equivalent combination of education and experience.Comprehensive knowledge of commercial MEP/HVAC, fire/life safety, electrical, and plumbing systems.Proficiency in Building Automation Systems (BAS), computerized maintenance management systems (CMMS), and energy management platforms.Strong leadership, organizational, and communication skills, with proven ability to motivate and manage a team.Ability to interpret technical drawings, blueprints, and specifications.Familiarity with industry codes and regulations (e.g., OSHA, NFPA, ASHRAE, local building codes).Proficient in Microsoft Office Suite; experience with work order and procurement systems is an asset.Ability to manage multiple priorities and respond quickly to emergencies.Excellent customer service orientation.Flexibility to work after-hours, weekends, or be on-call as building operations demand.Experience with LEED-certified or energy-efficient buildings.Project management experience, particularly in capital project execution.Strong analytical and problem-solving skills.Commitment to continuous improvement and professional developmentCompensation: $36 to $43 per hour, plus annual discretionary bonus eligibility.We offer a competitive benefits package for full-time, regular team members that includes group medical, dental, vision, life and disability benefits, critical illness and accident insurance, and participation in a pre-tax flexible benefits plan for healthcare and dependent care reimbursement and an employee assistance program.
