Description We are looking for an experienced Asset Manager to oversee property management operations for a non-profit organization in Tracy, California. This long-term contract position requires ensuring compliance with housing regulations, optimizing property performance, and maintaining high occupancy rates. The ideal candidate will excel in managing residential and commercial properties while adhering to organizational and HUD standards. Responsibilities: u2022 Oversee property management operations to ensure properties function efficiently and meet organizational goals. u2022 Interpret and apply regulations, program guidelines, and admission policies to maintain compliance with housing standards. u2022 Develop and enforce policies, procedures, and occupancy guidelines, implementing approved changes and training staff as needed. u2022 Create and execute advertising and marketing strategies to attract eligible tenants and maintain robust waiting lists. u2022 Ensure equal housing practices are upheld and process requests for informal reviews from applicants. u2022 Conduct site visits to assess curb appeal, tenant compliance, and overall property conditions. u2022 Maintain organized and accurate records of files, accidents, insurance claims, and other documentation. u2022 Monitor occupancy rates, ensuring a minimum of 97%, and manage vacancy turnaround times within 20 days. u2022 Achieve monthly rental collection rates of 97% or higher and provide recommendations for maintenance service contracts. u2022 Perform property inspections to evaluate performance and ensure adherence to annual physical conditions and housekeeping standards. Requirements u2022 Minimum of 3 years of experience in property management, including residential and commercial properties. u2022 Strong knowledge of HUD regulations and compliance requirements. u2022 Proven ability to maintain high occupancy rates and meet rental collection goals. u2022 Experience in developing and implementing property management policies and procedures. u2022 Excellent organizational skills for managing records and documentation. u2022 Ability to conduct thorough property inspections and recommend necessary improvements. u2022 Familiarity with marketing strategies to attract desirable tenants and maintain waiting lists. u2022 Strong interpersonal and communication skills to enforce regulations and interact with tenants effectively.
