Job Details:Maintenance Manager - Residential - Kettering, MD - $70-77k ***Must hold a HVAC certification and EPA License*** We are seeking a reliableMaintenance Supervisor that will beresponsible for the overall maintenance and physical condition of a residential property consisting of 250+ apartment and condominiums, with a key focus on overseeing and executing renovation projects. Key Responsibilities Team Leadership & Supervision:You'll lead, train, and manage a team of maintenance technicians, ensuring tasks are completed efficiently and to a high standard. This includes scheduling, assigning work orders, and conducting performance reviews. Property Maintenance:Oversee all general maintenance and repair tasks for residential units and common areas. This includes plumbing, electrical, carpentry, and appliance repair. You'll also implement a preventative maintenance schedule to proactively address potential issues. Renovation Project Management:Direct all phases of residential renovation projects. This involves creating project scopes and budgets, coordinating with contractors, managing timelines, and ensuring the final product meets quality standards. HVAC System Management:You'll be the primary point of contact for all HVAC-related tasks, including installation, maintenance, and repair of heating, ventilation, and air conditioning systems. This requires in-depth technical knowledge and the ability to troubleshoot complex problems. Regulatory Compliance & Safety:Ensure all work, particularly with refrigerants and renovation, complies with local, state, and federal regulations. Maintain a safe work environment for the team and residents, adhering to all safety protocols and building codes. Required Qualifications Experience:Experience in property maintenance, with at least 2 years in a supervisory role. Proven experience managing and completing renovation projects is essential. Certifications:Must hold a UniversalHVAC certification and EPA License.
