My client, a renowned name in the industry, invites you to embark on a transformative journey as the Director of Pre-construction. Join them in the thriving city of Tampa, FL, and play a pivotal role in shaping the future of our dynamic projects, including collaborations with their Long Island, NY, and Manhattan, NY offices.Position Summary:As the Director of Pre-construction, you hold the reins to ensure exceptional customer service through our pre-construction services on all assigned projects. Your leadership and direction will be instrumental in large project pursuits, overseeing all pre-construction efforts, and providing strategic guidance for future endeavours. Your mission includes staff development, strategic decision-making, and collaborating closely with my clients Business Development team to secure exciting new projects, ranging from $5M to $150M.Essential Duties andor Responsibilities:Lead and oversee project coordination and preparation within the PreconstructionEstimating Department, prioritizing customer satisfaction.Take the lead in competitive bid endeavors for CM and Design-Build projects, starting from conceptual design to finalized construction documents.Manage project teams, comprising both my clients employees and external partners, offering design management, value-based project scoping, risk assessment, and competitive pricing.Contribute to conceptual and schematic estimating with limited design inputs.Cultivate and nurture strong relationships with subcontractors and suppliers.Conduct thorough reviews of all plans and specifications.Develop comprehensive estimate summaries.Solicit subcontractors and suppliers via Smart Bid.Provide detailed quantity surveys using On-Screen Takeoff.Create estimates using Sage (Timberline) estimating software.Generate bid tabulations.Prepare comprehensive pricing packages for Owners, including estimates, qualifications, and schedules.Perform other duties as assigned.Qualifications, Experience, and Education:Bachelor's degree in construction management, Engineering, Architecture, or a related field.A minimum of 10 years of hands-on experience in estimating commercial construction projects, with DBIA certification being a valuable asset.Profound experience in GMP proposal handling.A deep understanding of building construction, materials, systems, market conditions, and trade practices.Proven expertise in pre-construction phase activities on a CM contract, including client and designer meetings.Previous supervisory experience with a knack for mentoring junior staff.Familiarity with On-Screen Takeoff (OST), Autodesk 360, or similar software.Experience with TimberlineSage software is preferred.Proficiency in MS Office, Adobe, and Plan Viewing applications.Benefits:100% Employer-Paid Benefits for Employees (Medical, Vision, Dental)Competitive Salary401k MatchCompany Employee Stock Ownership Program (ESOP)Cell Phone Allowance3 Weeks PTOHolidaysVolunteer Time OffSummer FridaysPaid Parental LeavePaid CPEDuesLicensesMileage ReimbursementFitness ReimbursementTuition ReimbursementReferral BonusFun Culture & Employee Events
