Job Description

We are looking for an Operations Director for a Real Estate property development and management company. The Portfolio includes 10 Commercial Properties and Oversees 10 residential properties managed by a 3rd Party. $125,000K to $150,000K Plus Bonus OpportunityGeneral Purpose and ScopeThis individual will lead, manage and direct all operations and employees. Oversee all aspects of day-to-day responsibilities for accounting, leasing, maintenance, and development. Achieve owner's goals and maintain each property at the established levels of occupancy, protection, care and maintenance. Advise owners on operation financials and results. Partner with leaders to align initiatives with business needs and strategies. Ensures company policies and practices are compliant with state and federal laws and regulations; execute effective investigations and prompt resolution of company, compliance, and employee relations matters. Direct, coach, and mentor staff. Duties and ResponsibilitiesServe as primary point of contact for Owners.Act as business partner to the Owners; provides trusted advice and key information.Provide direction to staff through delegation and review of work, coaching, mentoring, and on-the-job training. Perform management duties related to hiring, evaluating performance, and corrective action.Lead business operations and ensure employee and process efficiency, resolve conflicts, act on a broad array of financial and operational information.Manage all day-to-day internal operations effectively and efficiently within budget and profitability; Visit properties on a regular basis to inspect and assess operations.Develop operational review package for owner review on a monthly, quarterly, andor annual basis.Oversee Accounting functions to assure accurate and timely financials. Produce and review month end and year end reporting; Present to Owners monthly.Work closely with Controller on all aspects of company financial planning, budgeting and execution; Oversee CAM charges, reconciliation, and true-up.Develop and maintain excellent professional relationships with financial institutions, lawyers, consultants, vendors, and employees.Oversee Commercial leasing operations and tenant managementnotification; monitor occupancy and stay knowledgeable of property market status.Review and approve all lease documents, rent increases, and delinquency actions to be taken.Oversee and monitor preventive and ongoing Maintenance activities and schedules.Drive the vendor bidding process and handle negotiation of service agreements including the overall performance to assure full compliance with standards established in service agreement.Oversee and assist with development and tenant improvement projects.Collaborate with Managed Pay to complete all Human Resource administration; Own and cultivate Managed Pay relationship. Oversee and approve all payroll functions.Ensures leaders are developed in the operational areas of the company.Support and operationalize change by leading and implementing important strategic initiatives.Resolve operational issues quickly and effectively so they are not repeated.Anticipates and initiates appropriate action to mitigate material operating risk.Oversee administration of systems and participate in implementation of enhancements or development of new systems; Assure seamless interaction of systems with policy and procedure.Minimum Job Entry RequirementsBachelor's degree In Business, Finance, Management, or related field and 12 years professional level experience; or 15 years professional level related experience; or an equivalent combination of education and professional level related experience.At least 8 years in a managerial capacity.Experience in strategic planning and project management.Demonstrated leadership skills.Strong business acumen.Solid knowledge of federal and state business, real estate, and tax laws and regulations.Ability to maintain strict confidentiality.Strong communication and interpersonal skills; Ability to develop relationships with internal and external partners.Ability to isolate concerns or issues through effective questioning and listening skills.Ability to establish and maintain positive working relationships at all levels of the organization.Ability to motivate and lead employees to perform at an exceptional level.Excellent time management and organizational skills with ability to prioritize, delegate, and make timely decisions.Demonstrated experience with contract and leasing agreements.Working knowledge of construction, construction management and real estate development.Proficiency in Microsoft Office Suite with emphasis on Excel.Desired QualificationsAdvanced degree or MBA.Leadership experience in commercial property management and prehensive knowledge of property management and accounting practices.
